With Aqua’s MD working closely with the Duchy of Cornwall, the development is sensitive to the rural setting while addressing local housing demand.  Aqua Construction is working with the Employer’s Agent, Bespoke Construction Consultants, to ensure high design quality, sustainability, cost certainty and effective risk management during the build process.

The homes will incorporate low‑carbon design principles, biodiversity enhancements and imaginative public space design, with layouts that support walkability, green infrastructure and long‑term environmental resilience. The project reflects a collaborative approach to delivering high‑quality, sustainable housing for the St Weonards community.

The project will commence in April 2026 with a 60-week build program.

All eight properties at the Sweden Lane site near Beckford, Tewkesbury, have now been completed after a 10-month program. This marks a significant milestone in the project developed in partnership with the Rooftop Housing Group.

The development was specifically designed to provide homes for shared ownership and social rent, meeting the needs of the local community. Rooftop Housing Group played a central role in delivering this initiative, ensuring that the properties are accessible and affordable.

Site Redevelopment

The project involved the demolition of four existing Swedish-style timber frame prefabricated bungalows. This cleared the way for the construction of eight modern houses, each featuring two or three bedrooms and contemporary design elements.

A strong emphasis was placed on sustainability throughout the build. The new homes are constructed using highly insulated timber-framed structures, which promote energy efficiency. In addition, the properties are equipped with solar panels and air source heat pumps, further reducing their environmental impact and supporting sustainable living.

As the name suggests flooding and drainage presented many issues in the groundworks development. The challenge for the Aqua team was to address the survey findings, rectify the issues and not disrupt the house foundations or the neighbours. As a result a large rainwater attenuation system was installed. This site presented a restricted, tight access and was complex in terms of size, sequencing, space and geology.

The housing and internals are now all complete, as are the externals including all services, estate roads and retaining structures, plus drainage for the adopted highways. A phased handover of completed properties is in progress to Platform Housing in Autumn 2025.

In a contract worth £1.6m Aqua Construction was appointed by Rooftop Housing Group to complete a site comprising 13 affordable houses and flats, all at various stages of construction.

The previous developer abandoned the site leaving a number of partially completed properties, works to be undertaken include completion of the external brick envelopes, windows / doors, roof structure, coverings and PV solar panels.

The internal programme of works includes plumbing and electrical installations, dry-lining / plastering, fitting of kitchens and bathrooms and decoration.

External works include the completion of the children’s play area, soft landscaping, stormwater attenuation pond, driveways and estate road.

The development is scheduled for completion in March 2026.

This exciting redevelopment followed the successful completion of nearby Pember Close, on Bishop’s Drive and represents Aqua’s second project for Rooftop Housing.

This latest development comprises 28 properties (10 apartments and 18 houses) in a mix of one-, two- and three-bedroom homes for social rent and shared ownership.

The works started late in 2023 with the demolition of 20 existing maisonettes and garages and the first foundations were poured in January 2024.

With sustainability in mind, the roof tiles, concrete, brick and blockwork arising from the demolition works were crushed, recycled and re-used to form temporary road surfaces and hard standings around the site.

Crown Close features a contemporary design, in keeping with the nearby Pember Close development. The scheme blends a traditional build with a modern design, featuring facing brickwork and saw-tooth pitched roofs to reflect the former character of the area, finished with standing seam metal roofs. The houses boast larger than usual living areas for modern living.

The sustainable, energy-efficient dwellings comply with current Part L Building Regulations. They will achieve Energy Performance Certificate (EPC) A rating, including ‘A’ rated gas condensing boilers, roof-mounted solar PV panels to reduce space and water heating costs, and electric vehicle charging points.

Retained trees will be combined with new specimen trees and shrubs to create appealing landscaping and a communal seating area. A sustainable permeable paving drainage system will be incorporated into the parking and public pathways for rainwater run-off.

Tewkesbury Borough Council and Homes England provided grant funding to support the scheme’s delivery.

Completion is set for spring 2025.

A former office building, Gloucester City Council assisted with determining the change of use planning application to repurpose Hewmar House into an 8-bedroom supported housing development for young people.

Working closely with Quattro Architects and Gloucester Building Control on the technical details of the works, the conversion will create homes and opportunities for young, homeless people.

Following investment from Homes England, and in partnership with Gloucester City Council, Gloucester City Homes secured £1.34 million funding from the Single Homeless Accommodation Programme (SHAP).

The conversion works include structural repairs, re-roofing, external wall insulation and render, new heating, electric, solar panels, new plasterwork, and decoration throughout and the forming of a communal kitchen, communal lounge, staff office and 8 bedrooms with shower rooms.

Work commenced in late March 2024 to clear the site and in parallel carry out a soft stripping of the interior of the building and remove the roof.

Work was completed in December 2024.

Located at Plot 1, this project forms part of the £104 million landmark King’s Quarter development and is part of the Gloucester city regeneration programme, which also features the iconic Forum building.

On the brownfield site, former Stoate & Bishop print works, Aqua Construction are constructing an impressive five-storey apartment building with 25 units for social rent including some retail space on the ground floor.

The 16 two-bed and nine one-bed flats are Aqua’s 21st project in partnership with Gloucester City Homes. Over the years, the company has delivered over 180 homes for the housing association.

With over 25 trades working on site every day, the company is proud that over 90% are either local labour or local suppliers to the project from across Gloucestershire.

Northgate Street is one of the four original Roman streets in Gloucester and remains the truest of all four gate streets to its ancient form, although the streetscape has changed down the centuries.

Aqua Construction acquired the land through Ash & Co Chartered Surveyors.

The site holds significant historic importance and involved working in close partnership with the City Archaeologist, archaeological consultants Cotswold Archaeology of Cirencester and structural engineering firm, O’Brien & Price (Stroud), to develop an engineering solution to protect the medieval and Roman remains. A specialist piling rig, of which only two exist in Europe, was brought in to excavate the piled foundations and preserve the medieval and Roman assets that lay beneath the site.

The steel frame building was supplied by General Services Fabrications of Gloucester. HD Bricklaying of Matson were the bricklaying contractor.

The stylish gold standing seam cladding which forms a major feature of the building is being supplied and fitted by Q&M Roofing of Brockworth and sits below the eco-green roof which delivers environmental benefits.

Other contractors working on the project include Slatter Electrical of Twyning, TJP Heating & Plumbing; of Worcester and QBD Glazing of Cheltenham.

Aqua Construction commenced site work in March 2023 on the current 11 homes development at Chapel End, Hartpury.

The former agricultural land was previously privately owned by a local family and planning consent was granted in November 2021 for 11 dwellings.

It is scheduled for completion in Spring 2024 and features a mix of 2-, 3- and 4-bedroom homes, as well as social housing.

With sustainability and the environment in mind, these Hartpury homes come with an ‘A’ rated EPC featuring rainwater harvesting, air source heat pumps for underfloor heating, and roof mounted solar panels, for energy efficiency and reduced ownership costs. In addition, there are electric vehicle charging points at each property.

Quattro Design Architects of Gloucester were appointed to provide architectural drawings and Black Box Planning assisted with planning. The properties are being sold by local estate agent Appleby’s of Gloucester.

Aqua Construction partnered with developer Brunel Homes in acquiring the land.

Housing and estate design:

The housing design is traditional and in keeping with neighbouring developments, brickwork and clay plain tiles are the main facing materials with anthracite grey windows, doors, and fascia/bargeboards to give a modern twist to development.

As a rural site and with the environment in mind, ecological enhancement, and mitigation measures were an important consideration at the design stage. A street lighting strategy was produced to not interfere with the bats and the further provision of bat roosting boxes are to be incorporated into the scheme.

Hedgehog highway routes are proposed between neighbouring fences together with hedgehog nesting boxes. Various bird nesting boxes are to be incorporated into the build. Existing hedgerows are to be enhanced and new hedges will be planted with native species.

Sustainability was a key factor in the development of the technical design. Surface rainwater harvesting from the estate road and roofs will be discharged to an attenuation pond where it will be stored and then the discharge controlled into an existing water course rather than the sewer network.

Air source heat pumps will provide underfloor heating and roof mounted solar panels will offset some of the owner’s energy bills.

All properties will have an ‘A’ rated EPC for ultimate energy efficiency. Electric vehicle charging points are to be provided to each property.

Following the devastating fire at the former Robinswood Inn, Matson in June 2018 the demolished and cleared site sat vacant until February 2022 when Aqua Construction purchased the site in partnership with Gloucester City Homes.

Planning consent was granted in May 2022 for eleven dwellings.

Construction of the 2.no three-bedroom and 2.no four-bedroom terraced houses and 6.no two-bedroom apartments commenced in October 2022 and completed in October 2023.

Quattro Design Architects, Gloucester were appointed to provide construction drawings and assist with the outstanding planning matters.

Design:

The three-storey apartments are in harmony with the neighbouring three-storey apartments along Matson Avenue. The two-storey houses complement the neighbouring houses in Oaktree Gardens.

The apartments are faced in render and sit beneath a grey standing seam roof whilst the houses are faced in brickwork beneath a grey slate roof, anthracite grey windows and doors to provide a contemporary look.

On-site parking is provided with electric vehicle charging points and a secure cycle storage.

Sustainability was a key consideration in the development of the technical design. The houses and apartments are highly insulated to achieve an ‘A’-rated EPC. Solar panels on the apartments help reduce the tenant’s energy bills.

Michael Hill, executive director of customer experience at Gloucester City Homes (GCH) said: “Affordable homes are fundamental to creating sustainable communities where people can thrive, there are currently around 5,000 people on our waiting list in Gloucester either due to homelessness or overcrowding.”
