The Birch Avenue development consisted of 9 bungalows/ houses to be built for Gloucester City Homes.  These homes were part of the social housing scheme, which consisted of:

• 8 x two-bedroom bungalows
• 1 x four bedroom semi-detached house

In honour of the previous Housing Manager at Gloucester City Council who sadly passed away in 2011, the site’s been called Norman Thomas Walk after him.

Work started in January 2016 and finally came to completion in December 2016.

The development consists of:

• 2 x three-bedroom houses
• 5 x two-bedroom houses

The site was designed to react sensitively to the surrounding buildings. With this in mind, the materials chosen to construct the new development were ones in which complement the existing homes within the area. As well as this they were all designed to ensure safe and suitable access for all. This was done through ensuring all front entrances have a level threshold, external routes were of a width suitable for wheelchair users and there was an adequate provision of disabled car parking spaces.

Development on the site commenced in early 2016 and was completed and handed over to GCH ahead of schedule on October 24th 2016.

St Peters Road serves as an exemplary project for the style of development GCH would like to portray. To set it as a precedent for future developments in Gloucester is their aim. After becoming a social landlord in 2015 they made a promise to build the much-needed affordable housing for the residents of Gloucester. These new affordable homes will help to alleviate the growing housing need, through maximising the different sites’ potentials and developing underutilised areas.

This development consists of:

• 2 x one-bedroom flats
• 2 x two-bedroom houses
• 1 x one-bedroom house

It was the design teams aim to produce a crisp, clean and individual development whilst still sensitively responding to the neighbouring buildings. This was achieved through the use of red bricks, white render, and tiled roofs.

This development started in late 2015 early 2016 and was completed and handed over to Gloucester City Homes on time on July 22nd, 2016.

• All 6 properties were available to tenants on an affordable rental basis

As with the other four developments in the first phase, Bazeley Road followed the same material specification of red bricks, render and grey slate roof tiles. This material specification was chosen to give the new developments their own identity; whilst setting a precedent for future developments to come.

Work on site commenced in Summer 2015 and met its completion date in May 2016 providing affordable living for three families and three households in need of single-story living; they have now been handed over to tenants.

• All sold on a shared ownership basis

Painswick Road was 1 of 5 developments in GCH’s first phase of the development of brownfield sites in Matson. The material specification for this phase included red bricks, render and grey slate roof tiles. This material specification was chosen to give the new developments their own identity; whilst setting a precedent for future developments to come.

The bungalows were built with a fabric first approach in mind, as the design team saw this as the most appropriate response to carbon reduction. This means physically less carbon is used which is seen as a more efficient and future proof system to ensure low carbon use.

Work on site commenced in Autumn 2015 and was completed on budget and ahead of the programme in Spring 2016.

These properties were individually designed to provide a spacious, well designed modern feel, both finished to a high specification. Maisemore is home to a number of different house types, styles, sizes and periods, specific materials were chosen to construct the new houses in order to complement the local vernacular. The development consists of 2 striking contemporary detached houses for the open market.

Both houses include the following:

• A large living room
• 5 double bedrooms (2 with en-suite shower rooms)
• An open plan kitchen diner and family room
• A study
• Gardens to the front and rear of the houses
• A double garage

Previously, the land was once used by local beekeeping apiaries, which were established in 1953. To keep the history and character of the land the new development was named ‘The Apiary’.

Construction started in Spring 2015 and was completed in February 2016. During the first month, the properties had a very successful Open Day which lead to the sale of both of the homes.
