Aqua Construction commenced site work in March 2023 on the current 11 homes development at Chapel End, Hartpury.

The former agricultural land was previously privately owned by a local family and planning consent was granted in November 2021 for 11 dwellings.

It is scheduled for completion in Spring 2024 and features a mix of 2-, 3- and 4-bedroom homes, as well as social housing.

With sustainability and the environment in mind, these Hartpury homes come with an ‘A’ rated EPC featuring rainwater harvesting, air source heat pumps for underfloor heating, and roof mounted solar panels, for energy efficiency and reduced ownership costs. In addition, there are electric vehicle charging points at each property.

Quattro Design Architects of Gloucester were appointed to provide architectural drawings and Black Box Planning assisted with planning. The properties are being sold by local estate agent Appleby’s of Gloucester.

Aqua Construction partnered with developer Brunel Homes in acquiring the land.

Housing and estate design:

The housing design is traditional and in keeping with neighbouring developments, brickwork and clay plain tiles are the main facing materials with anthracite grey windows, doors, and fascia/bargeboards to give a modern twist to development.

As a rural site and with the environment in mind, ecological enhancement, and mitigation measures were an important consideration at the design stage. A street lighting strategy was produced to not interfere with the bats and the further provision of bat roosting boxes are to be incorporated into the scheme.

Hedgehog highway routes are proposed between neighbouring fences together with hedgehog nesting boxes. Various bird nesting boxes are to be incorporated into the build. Existing hedgerows are to be enhanced and new hedges will be planted with native species.

Sustainability was a key factor in the development of the technical design. Surface rainwater harvesting from the estate road and roofs will be discharged to an attenuation pond where it will be stored and then the discharge controlled into an existing water course rather than the sewer network.

Air source heat pumps will provide underfloor heating and roof mounted solar panels will offset some of the owner’s energy bills.

All properties will have an ‘A’ rated EPC for ultimate energy efficiency. Electric vehicle charging points are to be provided to each property.

Both properties were designed and are being constructed in the Cotswold vernacular to a high specification traditionally built with Cotswold stone.

Standish Gate is a development of 19 properties in the beautiful area of Standish, surrounded by fields and rolling hills. As well as this it’s only a short distance from the M5, Gloucester and Stroud.

The land was previously an old farm, due to this it was home to many different species of wildlife including bats and slow worms. As a result of this, we had to implement measures in order to protect their habitats during construction.

The Development

Out of the 19 properties at Standish Gate 5 are affordable houses for Gloucester City Homes and the other 14 are up on the open market.

Gloucester City Homes properties include:

• 2 x three-bedroom houses for shared ownership
• 3 x two-bedroom houses for affordable rent

The open-market properties include:

• 2 x two-bedroom bungalows
• 1 x three-bedroom bungalow
• 1 x four-bedroom bungalow
• 4 x three-bedroom house (2 of which are barn conversions)
• 3 x four-bedroom houses (1 of which is a barn conversion)
• 1 x five-bedroom house
• 2 x farmhouse renovations

Development on this site started in November 2016 and the affordable housing side was completed on time in January 2018. The new-build open market homes came to completion in April 2019.

Standish Gate made it to the LABC West of England Awards 2019, shortlisted as a finalist in Best Small New Housing Development and Best Social or Affordable New Housing Development. When the project was taken on all that stood on site was the shell of the building. Due to the listing of the building this meant we could only repair and reinstate the damaged aspects as opposed to making alterations or rebuilding. Ashlar Limestone Columns were a feature part of the building, in which the Aqua team tidied up and made a feature of in the living area. Other aspects which were important to make a feature of include Lunette Windows, stable doors and stone flagged flooring.

Work on the site commenced at the beginning of 2018 and was completed in Spring 2019.

The conversion of this barn into 2 bungalows took on a very open plan feel, with large kitchen/ breakfast rooms as well as an open plan living, dining area. Both properties are three-bedroom, the master including an en-suite. As well as a conversion a new access way and a driveway to the properties was formed.

The barns were named ‘Evans Barns’ after the late Mrs Evans who neighboured the development and took a keen interest in the build. Unfortunately during the build, she passed away and in her memory, the client named the conversions after her.

Work on the conversions started in summer 2016 and was completed in August 2017.

Formally 4 large semi-detached houses stood on the site all with extensively overgrown gardens, large trees and bushes. In one garden there were many old, abandoned cars with contaminated subsoils.
These homes were demolished in order to make room for the new development, which consisted of:

• 8 x two-bedroom houses
• 5 x two-bedroom bungalows

Work on the development started in June 2016 and was completed and handed over on time and on budget to Two Rivers on April 12th 2017.

Parkend Road was shortlisted as a finalist in the LABC Awards 2018. It received a spot in the category for Best Social or Affordable New Housing Development.

These properties were individually designed to provide a spacious, well designed modern feel, both finished to a high specification. Maisemore is home to a number of different house types, styles, sizes and periods, specific materials were chosen to construct the new houses in order to complement the local vernacular. The development consists of 2 striking contemporary detached houses for the open market.

Both houses include the following:

• A large living room
• 5 double bedrooms (2 with en-suite shower rooms)
• An open plan kitchen diner and family room
• A study
• Gardens to the front and rear of the houses
• A double garage

Previously, the land was once used by local beekeeping apiaries, which were established in 1953. To keep the history and character of the land the new development was named ‘The Apiary’.

Construction started in Spring 2015 and was completed in February 2016. During the first month, the properties had a very successful Open Day which lead to the sale of both of the homes.

The development consisted of the following:

• 3 x new four-bedroom houses (including one en-suite)

• A study
• 1 x renovation and extension on the existing house

The houses were designed in a traditional shape to reflect the traditional forms found within the surrounding area. As well as this due to the location of the site the buildings had to be strategically placed to avoid them overlooking on the neighbouring homes.

Our design team rearranged the design to integrate different aspects which helped to create a usable family home. The existing house on site was also granted planning permission for a two-storey extension. This created an additional bedroom and a spacious kitchen-diner and a utility downstairs, bringing it back to a family home.

Work on the development commenced in March 2014 and was completed and handed over to the new owners in February 2015.

Our design team worked closely alongside the clients’ architect throughout the entire planning process. We integrated every aspect of their aspirations into the design to create their own individual, bespoke home. The client put a major emphasis on the new house being sustainable. This was achieved through the use of solar panels to heat the hot water. Underfloor heating was chosen as an alternative to radiators as it is a much more efficient and cost-effective method for heating a building.

Pitchcombe was a luxury three-bedroom home overlooking the rolling hills of the Stroud Valleys, surrounded by natural beauty. One of the clients main desires was an indoor swimming pool, which was to include a water jet, enabling them to swim against the current. We facilitated this in a semi-underground room at the front of the property, which also included a terrace overlooking the rolling hills.

Development commenced in Spring 2012 was finally completed in October 2014.
